Residential Sector: Trouble brewing or storm in a teacup?

The sector’s cash flow stability is highly regarded by investors. However, listed companies have stretched their balance sheets as interest rates have fallen. TAG Immobilien, a ~€6bn German landlord, is the first victim of changing macro paradigm. A €200m equity rights issue (~20% share count expansion) is >10% dilutive to spot NAV. Other companies on Green Street’s watch list include Vonovia and Nordic PropCos. Tough decisions lie ahead. Cost of capital signal warrants disposing assets, paying down debt and taking other cash preservation measures otherwise equity raises could be required.

The Euro Stoxx 600 encounters medium term resistance at 440/450 with Stockcube anticipating a period of range trading - their Model Portfolio currently has 40 longs (avg. gain 9.3%) and 23 shorts (avg. gain 4%). Within sectors, they highlight Healthcare making new short term highs; Media testing short term resistance while breaking relative range resistance; Energy reasserting uptrends; Industrial reasserting short term downtrends and Technology reasserting downtrends. They recently opened a long in Air Liquide (makes new highs) and shorts in Saint Gobain (reasserts tops), Deutsche Bank (reasserts short term downtrends) and Vonovia (makes new lows).

When it comes to breaking M&A news Betaville Intelligence prove to be ahead of the competition once again - on 18th May they revealed that DWNI was in focus amid talk it could soon be involved in a major corporate transaction with rival Vonovia. Six days later Bloomberg followed up with its own version of the story and the following morning the two companies officially confirmed the merger. The news led to a 16% gain in DWNI’s share price. Other takeover deals recently identified by Betaville Intelligence include Elementis (+25% gain), Telit Communications (+59%) and Signature Aviation (+35%).
